The logistics of building on a private island are difficult, and a set of building and architectural codes are in place for all members. Construction costs are estimated at a minimum of $400/sq.ft and final planning permission must be obtained from the Turks and Caicos Islands Government planning office prior to commencing work. Renovations and changes to existing homes fall under the members agreed building codes.

Homes on Pine Cay are generally small and simple, reflecting the goals of the original members. Most of the homes currently for sale were built in the 1980's and each home has a character and style of its own, with designs that include connected pods, stone walled interior courtyards, and decks for every occasion.

The marina at Pine Cay is separately operated by those members having boats, with annual maintenance and /or improvement costs shared among the Pine Cay marina members. Both dock space and covered dry storage space are limited, but all boat enthusiasts are accommodated.
